The whole process,
start to finish

Step 1: Free on-site assessment

We walk your community with you or your community manager. To help us prepare, send a sample address, community boundary map if available, and any known pet waste station or trash can locations before the assessment.

Step 2: Written proposal

You receive a written proposal covering the scope, the service schedule, station count and placement, and one flat monthly figure. Everything is documented before you commit to anything  you will never be asked to approve a number you haven't seen in writing.

For boards, this is the document you vote on. It is built to go into a board packet without rewriting.

Step 3  Service begins

First service begins within 7 days of your signed proposal for communities with existing stations or trash cans. If your program needs new stations installed first, installation is scheduled from the placement assessment and service starts with the stations.

Step 4  Ongoing accountability

Service runs on a defined service day. Your community manager receives a completion notice after every visit, and your written service terms explain how issues are handled between visits.

What actually happens at a service visit

This is the full scope of a scheduled station visit, not a summary of it:
  • Remove the full can liner and replace it with a fresh liner
  • Restock dog waste bags in the dispenser as needed
  • Pick up waste on the ground within six feet of the station
  • Inspect the station to confirm all components are working
  • Tighten nuts and bolts and lubricate the lock on the bag dispenser and Centurion can
  • Communicate recommended repairs or service-frequency adjustments
  • Remove collected waste from the community's property for disposal according to local codes
Collected waste leaves with the crew. It is not consolidated into your community's own bins for someone else to deal with.

If your program includes common area cleaning, the technician also walks the agreed route and removes visible pet waste and small trash from the areas in your scope.

How you know the work was done

After every visit, your community manager receives a completion notice confirming the work was completed, along with anything we flagged for attention  a damaged station, a chronic hot spot, or a recommendation to adjust frequency.

This matters more than it sounds. Most disputes between a community and a service vendor are not about quality; they are about whether a visit happened at all. A defined service day plus a written record after each visit removes the argument entirely, and gives a board or a regional manager something to point at.

What we need from you

Very little, and all of it up front:
  • A point of contact  usually the community manager, sometimes a board member.
  • Access details  gate codes, parking guidance, or anything a crew needs to reach the whole site.
  • The scope decision  which shared areas count. We'll recommend, you decide, and it goes in writing.
  • A signed proposal. That's it.
You do not need to buy equipment before talking to us, prepare a bid document, or have your board pre-approve anything to get an assessment.

Every proposal spells out exactly which paths, lawns, and outdoor areas are covered, so your board knows precisely what's included before service ever begins.

HOAs and community associations

The decision runs through a board, so the proposal is the deliverable that matters. It states the scope, the schedule, and one flat monthly figure your board can approve as a single line item. Your community manager typically handles scheduling and receives the completion notices; the board sees the proposal and the results. We pick up visible pet waste and small trash in agreed-upon outdoor areas during scheduled visits.

Apartment and multifamily communities

The decision usually sits with an on-site or regional manager rather than a board, so the process moves faster and documentation matters more. Completion notices go to the on-site team, and the written scope survives staff turnover and management changes  which is generally the real problem a multifamily operator is solving for.

Same four steps, with scope doing the heavy lifting: which shared areas are included, who receives the notices, and whether trash cans and common areas are in or out. All of it is settled at the assessment and written into the proposal.

If your needs change

Communities grow, dogs multiply, and a schedule that worked in March can be wrong by September. Frequency, scope, and station count can all be revisited  and we will raise it ourselves when the completion notices start showing a pattern. If a station keeps overflowing before its next visit, that is a frequency conversation, not something you should have to notice first.

There is no long-term contract. Service runs under written terms with 60 days' notice to end. We would rather earn the renewal than hold it.

Process questions

How long does the whole process take?

For a community with existing stations, the path from assessment to first service is usually short: the assessment happens on your schedule, the proposal follows it, and first service begins within 7 days of your signed proposal. New installations add the time needed to schedule the install.

Does the assessment cost anything?

No. The on-site assessment is free and carries no obligation.

Do we need to already own pet waste stations?

No. Communities with existing stations start faster; communities starting from zero begin with a placement assessment and installation.

Who do you communicate with day to day?

Whoever you designate  typically the community manager. Boards and regional managers can be copied on completion notices.

What if we're unhappy with a visit?

Contact us and you will have a response within three business hours. The response window is part of your written service terms.

Do we have to sign a long-term contract?

No long-term contract is required. Your scope, schedule, and flat monthly cost are documented in a signed proposal.

Can we start with one service and add more later?

Yes. Many communities begin with station service and add common area cleaning or trash can service once the program is running.
