SIMPLE SERVICE SETUP

Clear scope. Flat-rate pricing. No long-term contract.

Before service begins, your community receives a signed proposal outlining the service scope, schedule, billing details, and monthly cost.

Why Community Properties Need a Commercial Specialist

Resident complaints about pet waste are the most common and most avoidable problem in community property management. Overflowing stations, waste on the grass, odor in shared walkways: they generate complaints, hurt curb appeal, and land on the board’s or the manager’s desk. Most properties hand the problem to a landscaper, a maintenance crew, or a residential scooping service that was never built for shared commercial grounds.

CoPS on Doody does only commercial pet waste management for community properties. Stations serviced on a set schedule, common areas kept clean, a completion notice after every visit, flat-rate pricing and a team certified for community work. It is the difference between a vendor who treats your property like an account that matters and one fitting it in between other jobs.

Services

What a Commercial Pet Waste Program Includes

Commercial pet waste management is a recurring, scheduled service that keeps a community’s shared outdoor spaces clean. With CoPS, it is three services billed as one predictable monthly program:

Pet Waste Station Service

Pet waste station service includes removing the full can liner and replacing it with a fresh liner, restocking dog waste bags in the dispenser as needed, picking up waste on the ground within 6 feet of the station, inspecting the station to ensure all components are working, tightening nuts and bolts, lubricating the lock on the bag dispenser and Centurion can, communicating recommended repairs or service frequency adjustments, and removing collected waste from the community’s property for disposal according to local codes and guidelines.

Scheduled same week

Common-Area Trash Can Service

Full liners replaced with USDA biobased liners, litter cleared within the immediate area, and waste volume monitored to help reduce the risk of overflow between visits.

Delivered within 72 hours

Common-Area Cleaning

Ground-level walk-throughs to clear small trash and waste, with larger issues flagged and reported so your common areas stay tour-ready.

First service within 7 days

How Flat-Rate Pricing Works

No long-term contract, no surprises. Before scheduling your free on-site assessment, CoPS asks for a sample address, a community boundary map, and existing station or trash can locations. Then we schedule the assessment, typically the same week. It stays the same every month unless your services change no bag-usage add-ons, no hidden fees.

You know your community’s full cost before the first invoice arrives, with no long-term contract. If we ever miss a service, your account is credited. The whole model is built so a board or a manager can budget it with confidence and approve it with no long-term contract just 60 days’ notice to cancel.

Why Community Properties Choose CoPS

Commercial pet waste is our only job

We are not a landscaper, a cleaning company, or a residential scooping service adding this on. It is all we do built for shared community grounds, not backyards.

You’ll always know we showed up.

A completion notice after every visit with photos of any issue is the accountability a bundled or informal arrangement never gives the board or the manager.

Flat-rate pricing, no long-term contract.

You know your full monthly cost before the invoice arrives, with no long-term contract. Easy to budget, easy to approve, easy to leave so we earn the renewal by showing up.

Built for community associations.

Our team earns Gold Star Certification before servicing a single community, and we use USDA Certified Biobased bags and liners made with verified renewable plant-based material content, giving your community a documented material specification.

Trusted in the Community Association World

CoPS on Doody’s leadership authored the first continuing-education course on pet waste management in community associations endorsed by the Community Associations Institute. Our co-founder has held the Educated Business Partner (EBP) distinction for 13 years, and we are members of CAI’s Washington Metropolitan and Georgia chapters.

Commercial Pet Waste
Management Common Questions

What is commercial pet waste management?

Commercial pet waste management is a recurring, scheduled program for community properties. It can include pet waste station service, common-area trash can service, and common-area cleaning, depending on the property’s signed proposal. CoPS serves HOAs, apartment communities, community associations, property managers, and other shared community properties.

Do you work with management companies that run multiple communities?

Yes. CoPS covers the DC and Atlanta metros, so a management company can use one vendor across its portfolio one point of contact, one consistent standard, and one predictable invoice instead of juggling several providers.

We’re an HOA how does this work with board approval?

There is no long-term contract. A 60-day termination notice is all we ask — no penalties, no lock-in beyond that.

How does pricing work?

A flat monthly rate based on your community’s stations and trash cans, set after a free on-site inspection. You know the full cost before the first invoice, it stays the same each month unless services change, and you are credited for any missed service.

Do you install stations or only service existing ones?

What happens if a station breaks or needs a repair?

Both. For new or growing communities, we recommend how many stations you need and where to place them, then install them. For communities with stations already in place, we take over service.

Which areas do you serve?
