Why DC-Metro Communities Choose a Commercial Specialist

Across the DC metro, pet waste usually lands with whoever has a spare moment, a landscaper, a maintenance crew, a handyman or with a provider whose contract terms may not match the flexibility your community needs. Either way, it is the first thing to slip: stations overflow, bags run out, and the board hears about it from a resident, not the vendor.CoPS on Doody is a commercial Pet Waste Management Company built for shared community properties across the DC metro, including Washington, DC, Northern Virginia, and Maryland suburbs. That means stations serviced on a set schedule, a completion notice after every visit, and a clear service proposal before work begins, and a team that earns Gold Star Certification before touching your property.

Questions DC-Metro
Boards & Managers Ask

What areas do you serve in the DC metro?

Washington, DC proper including Georgetown, Dupont Circle, Capitol Hill, and Brookland plus Fairfax and Loudoun Counties in Virginia and Montgomery and Frederick Counties in Maryland. For communities with existing stations or trash cans, first service begins within 7 days of your signed proposal.

We manage properties in several counties. Can you cover all of them?

Yes. CoPS serves eligible communities across the DC metro service area, including Washington, DC, Fairfax, Loudoun, Montgomery, and Frederick, so property managers can use one vendor, one point of contact, and one consistent service standard across covered communities.

How is pricing determined?

Because pet waste can become an afterthought when it is added onto a landscaping contract. CoPS handles pet waste as a dedicated recurring program, with a defined scope and completion notice after every visit. We do nothing but pet waste, on a set schedule, with proof of every visit. It is the difference between a specialist and a bolt-on.

Do you require a long-term contract?

Pricing is based on your community’s stations, trash cans, layout, and recommended service frequency. You receive a clear proposal before service begins, so you know the service scope and cost before moving forward.

What happens if a service gets missed?

No long-term contract. A 60-day termination notice is all we ask — no penalties, no lock-in beyond that.
