Why we don't publish a price per station

Any number we published here would be wrong for most of the communities reading it.

Your price is driven mainly by station count and visit frequency. Two communities with the same station count and visit frequency have the same monthly rate; the rate changes only when stations, frequency, or additional services change. A single published per-station price would flatten that into a number that's wrong for most communities.

A published per-station price would either overcharge the simple site or under-serve the complex one, and the second failure is the one that shows up as a missed section and a resident complaint.

So we assess on site, then provide a single flat monthly figure in writing. You see the number before you commit to anything, and it is the number on the invoice. That figure holds for the agreed scope; it only changes if you add stations, frequency, or services beyond what was quoted.

What "flat rate" actually means here

  • One monthly figure covering the agreed scope, not a base fee plus extras.
  • Bags and liners included, not billed by the case.
  • Disposal included. Collected waste leaves with the crew.
  • No per-visit metering and no seasonal surcharge.
  • Your annual cost is known at the time of budgeting.

What actually moves the number

When we quote a community, these are the variables doing the work. They are the same variables in any vendor's proposal, whether or not the proposal names them:

Station count

how many units are in scope.

Visit frequency

weekly, twice-weekly, or another cadence determined by dog density and how heavily the area is used.

Scope beyond stations

Equipment condition

whether existing stations are serviceable, need repair, or need replacing.

Installation

a one-time cost for new or expanding programs, quoted separately from recurring service.

More is not automatically better

Sometimes the right recommendation is fewer stations placed better, or a lower frequency than a community expected, or no additional spend this year at all. One well-placed station usually outperforms two poorly placed ones, and we would rather tell you that at the assessment than sell you two.

How to compare proposals

Most boards compare pet waste proposals on the monthly figure alone, and most proposals are not comparable on that basis. Before you compare prices, confirm every proposal covers the same work. If they differ on any line below, you are comparing two different jobs.

Then compare on value, not just the invoice

The lowest price is not always the lowest cost. A bid that saves a modest amount monthly and produces three resident complaints a quarter is more expensive than it looks; it just moves the cost onto your community manager and your board's agenda.

Questions worth asking every vendor

How do you make sure nothing gets missed and residents don't end up complaining?
What proof will we receive that a visit happened?
Who do we contact between visits, and what response time is committed in writing?
How are service issues handled, and is that commitment in the agreement or a verbal assurance?
What are the contract terms, renewal, and notice provisions?
Are bags and liners included, and what is the material specification?
What happens if our needs change mid-term?
Ask them of us too. We would rather answer them before you sign than after.

What you're actually signing

Our written service terms state the scope of service, your assigned service day based on existing routes in your area, the flat monthly rate, and the response window for issues between visits. That last item matters: a response commitment that lives in an agreement is enforceable, and one that lives in a sales conversation is not.

There is no long-term contract. Service continues under written terms with 60 days' notice to end. We would rather earn the renewal on clean grounds than hold it with a term.

Pricing questions

How much does pet waste station service cost?

It depends on station count, visit frequency, site complexity, and whether common areas are in scope. That is why we assess on site first and provide a single flat monthly figure in writing; a published average would be wrong for most communities.

Why won't you give a ballpark over the phone?

We will talk through the variables with you on the phone, and often that is enough to tell whether we are in a sensible range for your community. What we won't do is give a number before seeing the site, because the number may change once we walk it.

Are bags and liners extra?

Is there a setup or installation fee?

Recurring service has no setup fee. If your community needs new stations, installation is a one-time cost quoted separately and stated in the same proposal.

Do prices go up after the first year?

Any change to your rate is communicated in writing in advance. Your proposal states the rate; there are no seasonal surcharges or per-visit add-ons inside the agreed scope.

Do you require a long-term contract?

No long-term contract is required. Scope, schedule, and flat monthly cost are documented in a signed proposal.

Can we get a proposal to compare against our current vendor?

Yes, and it is a common reason communities call. The assessment is free, and the written proposal is built to sit next to another vendor on a board table.
